Design District is North America's tallest mass timber hotel project, located in the center of the City of Vancouver. Sited at the Sen̓ákw south gateway of Fir and West 3rd and adjacent to the future Fir Streetcar station, this building will be among the first in an exciting new future for the Burrard Slopes. 

Already home to many established interior suppliers and manufacturers, designers, architects, and engineers, this proposal will create a much-needed new creative and industrial boutique space.

The proposal’s façade comprises a composite wall system combining an architectural mesh and window-wall construction.

The facade utilizes metallic mesh panels as a brise soleil, providing passive shading for enclosed balconies and adding privacy for the residential levels. Its metallic finish harkens to the industrial heritage of the Armoury District. The project’s configuration closely follows the Broadway Plan’s built-form guidelines. The proposed new Gateway Plaza located at the southeast corner of Fir and West 3rd, immediately adjacent to the site and the future streetcar station, will offer exciting new possibilities for street-level public space and activation.

    3,458 SF of outdoor space for gathering.

  • Car Parking: 24 secure underground parking stalls with EV charging. 

  • Public Art Gateway Plaza: Generous event space and cafe seating adjacent to the site, creating a vibrant street edge.

  • Group Boardrooms & Focus Zones: An abundance of shared collaboration opportunities provided in office spaces.

  • Bike Parking & end-of-trip Facilities:

    End-of-trip bike facilities with washrooms, showers & 46 bike parking spaces.

  • 10’ to 34’ clear floor-to-floor heights

  • Loading: 1 class A and 1 class B
