A next-generation industrial/office space in the heart of Vancouver’s growing bio/tech district.
The Oasis Building at 2036 Columbia is a next-generation employment center offering state-of-the-art technology, wellness and amenities in a near Zero Emissions, low-carbon structure inspired by nature.
With proximity to the Canada Line Olympic Village Station, this industrial/office development offers an indoor-outdoor workspace with generous landscape patios on each floor, emphasis on natural ventilation and a post-COVID focus on wellness.
The timeless design references the neighborhood’s industrial past but points to a bold new future: a future integrated into nature. The project’s podium/tower configuration closely follows the Broadway Plan’s built-form guidelines.
The proposal program is expressed in a tripartite massing with industrial and commercial spaces to activate the Columbia Street frontage and a south pocket plaza adjacent to the recently restored heritage house at the corner of 5th and Columbia. A green wall and a small plaza serve as a soft transition to the historic home to the south.
The building, the historic house and AbCellera labs finalized the build-out of the block. The grid-like frame pieces break down the building facades to a more pedestrian-friendly scale. The podium supports industrial uses with a large shoulder step and generously landscaped shoulder line. The proposal rises with a screened façade and generous decks to permit a solid connection to the exterior. Metal façade screens facilitate vines and climbing plants to fully integrate into the architecture.
Several design innovations to increase liveability and support affordable family living have been incorporated into the project, including dramatic rooftop indoor and outdoor amenity spaces. The proposal also accommodates a full-service veterinary clinic on multiple levels, including surgical, diagnostic and dentistry units.
